Material Cost Savings Consulting for East Tennessee Builders

Cost savings consulting is the way every material order is approached at no separate fee: right quantities, competing vendor prices, approved substitutions and fewer trucks. Spectrum Building Products is a veteran-owned building materials supplier based in Talbott, Tennessee, serving builders across East Tennessee.

Where do material savings on a build actually come from?

Spectrum Building Products lowers material cost through five mechanisms: accurate quantities, price competition across the vendor market, equivalent substitutions the builder approves, consolidated deliveries, and volume leverage across a builder's pipeline. None of them depends on cutting the spec.

Material cost is not one number. It is quantity times price, plus freight, plus whatever gets wasted, returned or bought twice. Each mechanism goes after a different part of that.

  • Accurate quantities. A line-by-line take-off with waste factors built in keeps you from over-ordering, and from paying for emergency runs when you come up short.
  • Market-wide pricing. Every line is priced across regional yards, national distributors and specialty suppliers, not handed to one rep.
  • Equivalent substitutions. Where a different product meets the spec at lower cost, it is flagged. You decide.
  • Consolidated deliveries. Fewer, fuller trucks mean fewer delivery charges and fewer interruptions on site.
  • Volume leverage. A builder with several projects is buying more than one house worth of material, and should be priced that way.

Which mechanism matters most depends on the job. The mechanics of the price search are covered under vendor price sourcing.

Is cost savings consulting a separate service I pay for?

No. Spectrum Building Products does not charge a separate fee for cost savings consulting. It is the default approach on every job, built into how the take-off is pulled, how the list is priced and how deliveries are planned.

The word consulting can suggest a report and an invoice. That is not what this is.

What a builder gets instead is a supplier that is not tied to one manufacturer or one yard, and so has no reason to steer the order toward a particular shelf. Jared Jarnagin pulls the take-offs and negotiates vendor pricing himself. The person who counts the studs is the one asking vendors for a better number.

What you see for it

One transparent consolidated quote showing each item, its quantity and its price. If you have preferred brands, name them. If you are open to alternatives on a line, say that too.

A builder who has bought from a single yard out of habit may have nothing to compare against. A quote built from the whole market provides that comparison, whether or not anything changes afterward.

What you get

What does cost savings consulting from Spectrum Building Products include?

Six things happen on every order, whether or not anyone calls them consulting.

Accurate take-off quantities

Material is counted from your plans line by line with waste factors built in, so you are not buying extra to cover a guess.

Market-wide price search

Each line is priced across regional yards, national distributors and specialty suppliers, since Spectrum is not tied to any one of them.

Flagged equivalents

Where a product meets the spec at lower cost, it is pointed out along with the reason. The builder approves or declines every substitution.

Consolidated deliveries

Orders are grouped into fewer loads where the schedule allows, which trims delivery charges and keeps trucks from interrupting the crew.

Pipeline volume leverage

Builders with several projects have their combined volume put in front of vendors, instead of each house being priced as a one-off purchase.

Bid-stage material budget

A take-off with market pricing can be run before the project starts, giving you a material baseline to build your bid on.

Will you swap in cheaper products to hit a number?

No. Spectrum Building Products never recommends a product that fails to meet the spec. An equivalent substitution is flagged only when it meets the specification at lower cost, and the builder decides whether to take it.

Cheaper and equivalent are different things. Cheaper is easy, since any supplier can find a lower grade. Equivalent means the product does the same job and meets what the plans call for, so it causes no trouble with the inspector, the engineer or the homeowner.

How a substitution is presented

The item is priced as specified. Where an equivalent exists, Jared flags it and explains why it qualifies. If an architect or engineer has to sign off on a change, that is your call to make and your conversation to have.

What this is not

  • Not a promise of a particular savings figure. The result depends on the plans, the spec and the market at the time.
  • Not a redesign of the building. Spectrum prices what is drawn.
  • Not a push toward any vendor. Your named brands are priced as named.

Step by step

How does cost savings consulting work, step by step?

The steps are the same ones any Spectrum order goes through. The savings work happens inside them.

  1. Send the plans

Send PDF or printed plans: floor plans, elevations, sections and details. Mention any preferred brands and whether the numbers are for a bid or a live job.

  2. Take-off and pricing

Jared builds the line-by-line material list, prices every line across the vendor market, and notes any equivalent products that are worth a look before you order.

  3. Review the quote

You get one consolidated quote showing item, quantity and price. Jared explains each flagged substitution, and you accept or reject them one at a time.

  4. Order and consolidate

Once you approve, Spectrum places the orders, groups deliveries where the schedule allows and bills everything on one invoice. Later projects add to the same relationship.

Can I get a material budget before I bid a project?

Yes. Spectrum Building Products can run a take-off with market pricing before a project starts. The result is a material budget baseline a builder can use for bidding, built from the actual plans instead of a rule of thumb.

Bidding off a square-foot guess works until the house is unusual. In East Tennessee a lot of houses are unusual. A mountain cabin with a steep roof, a lake home with a walkout basement and a wall of glass, a custom plan on a sloped lot with tall foundation walls: none of them price like the last ranch you framed.

A pre-construction budget starts with the same documents as any take-off:

  • Floor plans
  • Elevations
  • Sections and details
  • Any brands or products the owner has already chosen

Back comes a line-by-line list with market pricing. You bid with a material number that came from the drawings. If you win the job, the list is already built. If the plans change after the bid, the list can be revised so you see what the change did to the cost.

Timing varies with the plan set. Jared gives you a date when he sees the plans.

Which builders get the most from this approach?

Spectrum Building Products works with residential and commercial builders of all sizes, with no strict minimum project size. The approach pays off most for builders who over-order to be safe, buy from one yard by habit, or run several jobs at once.

Three situations come up again and again.

The builder who pads the order. Without a real take-off, the safe move is to order extra. Extra lumber sits in the mud, gets cut up for blocking or leaves in the back of a pickup. A count from the plans removes the reason to pad. More on that in the post about how to cut material waste on a build.

The builder with one supplier. Loyalty to a yard is reasonable. It also means nobody is checking the price. Market-wide sourcing does the checking.

The builder with a pipeline. Subdivision work around Knoxville, a run of cabins in Sevier County, or a few light commercial jobs back to back all add up to real volume. Bought one house at a time from different reps, that volume earns nothing. Run through one account, it gives Jared something to negotiate with.

Common questions

What do builders ask about cost savings consulting?

How much will Spectrum Building Products save me on materials?

There is no honest number to give before the plans are priced, and Spectrum Building Products does not promise a savings figure. What you get is the mechanism: quantities counted from the drawings, every line priced across the market, and equivalents flagged for your approval.

Do I pay extra for cost savings consulting?

No. It is not a separate fee or a separate service you sign up for. It is the way every Spectrum job is handled, from the take-off through the price search to delivery planning. If you send plans for a quote, the cost-saving work is already part of what comes back to you.

Can I keep the brands I already specify?

Yes. Builders can name preferred brands, and those lines are priced as named. Spectrum is not tied to a manufacturer, so there is no pressure to move you off a product you or your client chose. If an equivalent exists that meets the spec at lower cost, Jared will mention it, and you are free to say no.

What makes a substitution equivalent and not just cheaper?

An equivalent product meets the same specification as the one drawn or named. It does the same job in the same place and satisfies the same requirements. A product that falls short of the spec is never recommended, whatever it costs. Where approval from an architect, engineer or owner is needed, that decision stays with the builder.

Can I use the material budget to bid against other builders?

Yes. A take-off with market pricing can be run before a project starts, and the result is a baseline for your bid. It comes from the actual drawings, not a rule of thumb. Prices move, so ask Jared how the numbers should be treated if the job is awarded much later, and plan on having them refreshed.

Does volume pricing apply if I only build one house at a time?

Volume leverage grows with the amount of material a builder runs through Spectrum, so a builder with several projects has more to bargain with. A builder with one job still gets the other four mechanisms: accurate quantities, market-wide pricing, flagged equivalents and consolidated deliveries.
